Specification For A Residential Building At The Rate of 1900/Sqft ( Ground and 1st and 2ndfloor common rate ).



Foundation:

Foundation with framed structure. Each pit is of size 4.5 ft by 4.5 ft. of depth up to 6 ft. In case the strata are not up to the required bearing capacity we can go up to 6.5 ft. If the strata if strong enough at 6 ft we will stop at 6 ft itself. Steel reinforcement for the mat: 10mm at 6 inch c to c both ways. Each Column steel: 4nos 12mm and 2 nos 16mm for side row columns and 4 nos 16mm, 2nos 12mm for middle row columns and stirrups in 8mm at 7 in c to c. Each footing concrete will be 7” on the free end and 21” below column. Most concreting will be  B- GRADE CEMENT. .Ultratech or Coromandel cements are A grade. . The earth beam or the plinth beam will be 9 by 15 inches with 3 nos 16mm at bottom and 2 nos 12 mm, 1no 16mm at the top, with 8mm stirrups at 7 inches c to c in the middle of every beam and 8 mm stirrups at 5 inch c to c at the end of every beam. (This is to ovoid cracks). Approximately 6 nos of 8mm will be provided at every side of the beam near the column. We use vibrator for the plinth beams and roof beams only. Basement height will be 3 ft from the existing ground level. Earth beam for toilet wall and verandah wall will be provided at basement level. Earth beam size of toilet wall will be 9 by 12 inches with 3 nos 12mm at bottom and 3 nos 12mm at the top .  Filling in basement will be with available Earth, Quarry Earth or Quarry Sand mixed in appropriate proportions if available. We may add one or two loads of rubbish too to reduce cohesion. Flooring will be with 40mm blue metal of 4.5 inch thick. Tie beam will be provided if we decide on increasing the basement height above 6 ft from the existing ground level. We use M SAND and RIVER SAND at different places alternatively. 

Superstructure:

All external walls will be 9 inches and internal wall will be 4.5inches with red bricks. All columns will be 9 by 12 inches.  Brickwork will be in 1.4 cement mortar with B-GRADE CEMENTS only. Window opening will be of 3 ft by 4 ft in bedrooms (2 windows). 3 ft by 3 ft in kitchens (1 window), 3ft by 4ft in hall (2 windows), 3ft by 4ft in stairs (1 window in each floor). There will be door opening in kitchen without door. If door is required, it has to be informed before commencement of internal plastering. There will be arch opening (if necessary and has to be informed to the builder prior to the commencement of the lintel work) in hall at stairs and at bedroom entrance passage. We use M SAND and RIVER SAND at different places alternatively. 

Roof slab:

Roof slab  will be in 1:2:4 grade cement concrete mixed at site. Its will be 5 “thick with necessary steel reinforcement. If the span is less than 11 ft then we will provide 10mm on the shorter span at 6 inch c to c. and distribution will be 8 mm at 8 inch c to. If the span is more than 11 ft and less than 12 ft then we will provide 10 mm steel at 5 inches c to c and 8 mm as distribution steel at 6 inch c to c.  If the span is more than 13 ft on the shorter side, we will provide 12 mm at 6 inch c to c  on the shorter span and 8mm at 8 inch c to c on the longer span.  If the span is more than 15 ft , we will provide 12 mm steel at 5 inch c to c and 8mm at 8 inch c to c on the longer span.  All steel will be from any ISI steel from locally available hardware dealers. ISI steel from TATA or I STEEL can be provided for extra charges. (Steel used in excess of 2.50 kgs/sqft( ground, first floor and second floor together) will be charged extra ). We usually provide ARS steel for the whole structure.  Fan hooks will be hand made or ready made. Double binding wires will be used for all columns and beams at necessary places. Floor level to roof top level will be 10 ft. Height of door opening will be 7 ft. Height of step rise will be between 6.25 inches to 6,75 inches.  All lintels will be cut lintels. One loft will be provided at kitchen and in each bedroom. Masonry shelves will be provided wherever necessary. Cost of Portico will be same as that of the building if Portico is inside the building.

Stairs :

Cost of stairs will be included if it is located inside the building. Stairs handrail top pipe will be ornamental ms handrail  and grill below will be normal M.S grills, both painted with one coat of red oxide or yellow oxide and two coats of preferred colour. Tiles for stairs (internal stairs) will be same as that of floor tiles.


Doorframes:

Main doorframe will be in good quality Teak wood of size 4 inches by 3 inches (Without carving). Approximate cost of teak wood is Rs 3000/cft. It will also be termite treated like country wood doors to provide extra protection. Will be varnished on both sides. All other doorframes will be country wood either Malaysian or Padak. The other doorframes will of size 4” by 3”. Termite treated and painted on both sides. 

Door shutters: Main door shutters will be double side teak veneer finish flush door from Apsara/ Diamond (please note: these are not hand made and is not teak wood). One godrej mortise lock of price Rs1500/ set will be provided only for main door). Main door hinges will be 5” brass hinges (BRASS fittings are only for the main doors). Other Hinges will be anodized. One 8” brass tower bolt at the top and 6” brass tower bolt at the center will be provided for the main door. Other door fittings will be normal mortise locks and anodized hinges and alluminium fittings  All other door shutters will be commercial flush shutter again from Diamond, Apsara, and Idmc Etc. These doors will be termite treated. If doors are purchased well in advance shrinking can be avoided. Doors will be painted on both sides. Mortise locks (of price Rs 250 to 300) will be provided for all other doors except toilet doors. All doors will be fitted will aluminum fittings and anodized hinges. Floor door stoppers in aluminum will be provided for all doors. Toilet doors will be commercial flush door of BWP (boiling water proof) or FRP. For nominal extra charges we can also stick PVC sheets for additional Protection.

 Window frames and shutters:

All frames will be in Padak. Section size will be 4 * 2.5”. A/c opening if any has to be informed prior to the commencement of the framework. Frames will be termite treated, painted. Shutters will be in 3” by 1.5 “in Padak. All windows will be pinhead 3.5 to 4 mm glass of any colour. All hinges will be M.S anodized. Hooks and rings will be provided for all shutters. All ventilators will be of louver type oe open type. Exhaust opening if necessary can be provided in the ventilator but has to be informed prior to the commencement of the wood framework. Bug mesh if necessary can be provided at extra cost.


Sanitary:

All internal and external water lines will be in normal 6 kgf PVC. Internal lines will be concealed and external lines will be open. Geyser lines or any hot water lines will be in FROM WATER GUARD. We use brands like VARUN and STAR for other lines. All closets and washbasins will be standard model in white and the first quality standard type. From Parryware or Neycer. All taps and CP fittings will be from brands like Waterman, Metro, Peacock, Bird, and Anchor of approximately Rs 250 to 300/ tap. Kitchen tap will be Swan neck type (maximum cost not exceeding Rs 1100/fitting). Toilet mixer tap again from Anchor or metro or peakcock of price not exceeding  Rs 2500. Kitchen sink will of size 18” by 36” from Prince/ Diamond or opera of 1 mm thick of cost not exceeding Rs 3000/sink. It is a single bowl sink with drain board. All waste lines below sink or washbasin will be with PVC waste hose and CP waste coupling. We provide mixer taps for shower from good brands as mentioned earlier. All washbasins will be of standard size and without pedestal except dining washbasin (if it is seen from living). Water tank will be single tank of 2000 Lts capacity in PVC. Masonry tank  without internal tiles can be provided  will have to be informed before commencement of brickwork for water tank. Water tank above the stairs headroom is the best location as this point is the tallest position. Concrete covers will be provided for the water tank (if in masonry).separate charges may be incurred if it has to elevated to a different place .

M.S ladder :

Ladder will be with one-side handrail to climb to reach the tank from the headroom sidewall. Balcony grills, exit door grills   normal MS grade will be provided wherever necessary.

 Kitchen:

Kitchen counter will be of black granite  normal grade of price ranging from 120-130 per sqft. One side will be of 2’ wide and the other side will be 18” wide. Edge will be polished with  edge half rounded only. Maximum length of kitchen counter shall not exceed 12 feet. All shelves will be masonry shelves with or without Cuddapah slabs and without timber or PVC paneling. Good quality ceramic tiles from Ashirwad, Anuj (or any Gujarat tiles) will be provided above kitchen counter up to a height of 2 ft. Its cost shall not exceed Rs 30 to 35/ sqft. Prior information has to be given in case we have to go for tiling up to roof height (not included in the estimate) to avoid unnecessary hacking. Concept tiles for kitchen tiles is not included. Modular kitchen is also not included in the estimate.


Floor finish: Will be with ceramic tile of size 24” by 24” or any size but           cost not exceeding Rs 55 per sqft.  Skirting will also be of the same ceramic tile of 4” height. Ornamental cement portico flooring will be provided for portico floor area.




Toilet wall:

Toilet wall be tiled up to 7 ft height will glazed tiles from Ashirwad, or Anuj of cost not exceeding Rs 30 to 35/ sqft. Tiles up to roof (not included in the estimate) if necessary it has to be informed at the time of toilet wall plastering to provide honey comb structure. Toilet floor will be antiskid ceramic tile of preferred design of cost not exceeding 35/ sqft (NON CONCEPT TILES). Each toilet will have one louver type ventilator and one exhaust opening. (exhaust fan or electrical appliances or fittings not included in the estimate.)




Electrical:

All wires will be from anchor. All switches will be from anchor of normal model of cost not exceeding Rs 14/= switch One A/C power point will be provided in each bed room If A/C point has to be provided, than it has to be informed before commencement of wood work (frame work) so that provision for A/C has to be done.  Complete main board work will be done except the Wattmeter, Safe trip and the Main Electrical Cable. Electrical appliances or its fixing charge is not included in the estimate. Geyser points will be provided in toilets.  Water filter points will be provided in kitchens.  Two-way points will be provided at bedroom entrances only for bedroom lights. Each room will have 2 lights and 1 fan point and 2 or 3 nos of 5 amps socket. Only 1 TV and 1 telephone will be provided at living. Motor switch will be single way at kitchen. Electrical appliances or fittings or fancy wall fittings and its labour charge is not included and shall be charged extra.



Painting.

External walls will be with one coat of White Cement and two coats of cement paint. We use Asian Paints ACE Brand. Internal walls will be with one coat of water based/ oil based primer with 2 coats of Oil Bound Distemper (without Putty) - Acrylic or Non acrylic from Asian Paints. We provide  putty only for the living room 4 walls. External putty work or other rooms putty if necessary will be charged at extra cost. Grills will be painted with one coat of Red oxide with 2 coats of Enamel of selected colour. All doors and windows will be painted except the main door. Ceiling will be painted with 3 coats of lovelycem or suryacem.


 Parapet:

Parapet will be 4.5” wall with dummy columns for a height of 3 ft from the roof slab level. It will have Shamiyana rings at definite intervals.


Weathering course and tiles:

First we will lay brick ballast in lime with necessary slope. The center ridge will be around 4 “thick and at the parapet corner the thickness will be 0.5 to 0.75 inches. After that we will lay commercial weathering course tiles of size 9” by 9” in cement mortar 1: 3 with DPC powder or liquid. Cement coping will be done between the tiles and the parapet joint with cement mortar1: 3. (for additional cost we can paint one coat of thick white cement on the commercial tiles for additional protection from heat). Weathering course and tiles will be laid on the whole slab except the portico and verandah area which have two sides openings for the whole 9ft from the portico floor level or verandah level. Weathering Course tiles shall not exceed Rs 11 per tile.
